Published figures for this work disagree with each other by a factor of twenty, and none of them carries a methodology. What reliably moves the number is how much porous material has to be removed.
Check who pays before you weigh any figure
Homeowners and renters policies frequently respond when the work follows a covered event, and several state compensation programs reimburse cleanup directly. A number on this page is only your number if nobody else is paying it.
Why the published figures contradict each other
The most-cited consumer aggregator puts a typical residential project between $1,500 and $5,000, and quotes $25 to $150 an hour for biohazard work alongside $400 to $600 an hour for crime scene work — labour that is substantially similar.
That gap is not a market fact. It is a measurement artefact, produced by counting different things: whether disposal is included, whether protective equipment is a line item, whether a two-person minimum applies, and whether the quote stops at remediation or continues into putting the room back. Treat an unqualified hourly rate as close to meaningless.
What actually drives it
Time to discovery, above everything else. Longer means fluids reached further into porous materials, and porous materials get removed rather than cleaned. That converts a cleaning job into a partial demolition.
How much has to come out. Carpet, padding, subfloor, drywall, mattresses, upholstery — each is a removal-and-replacement line, not a labour hour.
Disposal volume. Regulated medical waste is priced by weight and treated at permitted facilities. It should be visible on the quote.
Access. Third floor, no lift, narrow stairwell.
Whether restoration is included. Remediation ends when contamination is gone; replacing what was removed is separate, and the gap between them is where claim disputes start.
What it is not driven by is the square footage of the property. A large house with contamination confined to one room found quickly is a smaller job than a studio found three weeks later.
